Before You Start
To list on Romancha you need:
- A verified Romancha account (mobile number + email)
- A government-issued photo ID (Aadhaar, PAN, Passport, or Driving Licence)
- At least 5 good photos of your property
- A linked bank account for payouts
Step 1 — Complete Host KYC
Before any listing can go live, Romancha verifies your identity.
- Go to your Profile → List your property
- You will be prompted to complete Host KYC
- Record a 10–15 second video: hold your government ID next to your face and speak the on-screen phrase clearly
- The AI verifies instantly in most cases. If flagged, a human reviewer checks within 24 hours
- Once approved, you can proceed to create your listing
Accepted IDs: Aadhaar Card, PAN Card, Passport, Driving Licence
Step 2 — Add Your Property
Fill in the basics:
- Property type — Villa, Cottage, Farmhouse, Apartment, etc.
- Listing mode — Choose how guests can book:
- Entire Place — guests book the whole property
- Private Rooms — guests book individual named rooms
- Flexible — guests can book entire place or individual rooms
- Shared Rooms — guests book individual beds (dorm-style)
- Address and coordinates — used for geofenced check-in (cannot be changed after verification)
- Guest capacity — maximum guests, extra guest threshold and fee
Step 3 — Add Photos
Minimum 5 photos required. The first photo becomes your cover image in search results. See our Photography Tips for guidance on getting great shots.
Step 4 — Write Your Description
A strong title and description significantly impact booking rates. See our Writing Great Descriptions guide for best practices.
Step 5 — Set Amenities & House Rules
Select all amenities your property offers honestly — guests can filter by amenities. Add house rules that guests must agree to before booking.
Step 6 — Set Pricing
Your nightly rate determines which GST slab applies:
- Up to ₹7,500/night → 5% GST added on top
- Above ₹7,500/night → 18% GST added on top

Step 7 — Choose Booking Settings
Two independent decisions:
- Booking Approval: Instant Book (confirmed automatically) or Approve All Bookings (you review each request within 24h)
- Check-in Mode: Manual Approval (you approve after guest passes KYC + geofence) or Auto Check-in (confirmed automatically once guest passes KYC + geofence)
Step 8 — Add Your Bank Account
Go to Profile → Payout Settings → Add Bank Account. Enter your account number and IFSC code. Romancha verifies via penny drop (takes 1–2 business days). Payouts cannot be released until verification is complete.
Step 9 — Submit for Review
Once all required fields are complete, submit your listing. Romancha reviews and approves within 48 hours. You will be notified by email and in-app when your listing goes live.
After Your Listing Goes Live
- Your listing appears in search results immediately after approval
- Keep your calendar updated to avoid booking conflicts
- Respond to guest inquiries promptly — response rate affects your listing's visibility
- Complete your first booking and you are on your way
