Writing Great Descriptions

Your listing description is your pitch. Write it once, and it works for you every single day.

The Title — Your Most Important Line

Your title appears in search results next to your cover photo. It has to do two things: accurately describe the property and make someone want to click.

Formula that works: [Adjective] + [Property Type] + [Key Feature] + [Location Context]

  • Peaceful Heritage Haveli with Courtyard · Old City Jaipur
  • Riverside Cottage with Mountain Views · Rishikesh
  • Entire 4BHK Villa with Pool · 5 min from Arambol Beach
  • Nice house for rent
  • Cozy room available

Avoid vague superlatives (amazing, fantastic, perfect). Specific details are more convincing than adjectives.

The Description — Structure That Works

Write your description in three parts:

Part 1 — The Hook (1–2 sentences)

What is the one thing that makes your place special? Lead with it.

Example: "Wander through 200-year-old arched corridors and wake up to the morning call from the nearby temple. This heritage haveli has been in the family for six generations — and for one week, it can be yours."

Part 2 — The Space (what they are getting)

  • What rooms are included in this booking
  • Sleeping arrangements (number of beds, bed types)
  • Bathrooms — private or shared, attached or common
  • Key amenities: AC, WiFi, hot water, kitchen access
  • What guests have exclusive access to vs. shared with others

Part 3 — The Experience (why it is worth booking)

  • What can guests do from here? Walking distance to key attractions?
  • What is the neighbourhood like?
  • Is it quiet, social, scenic, urban?
  • Any experiences or meals included?

House Rules — Be Clear, Not Preachy

List your house rules factually. Guests read rules before booking and agree to them. Clear rules prevent disputes later.

  • No smoking inside the property
  • Pets not allowed
  • Check-in after 2 PM, check-out before 11 AM
  • Couples welcome. Unmarried couples welcome. (If applicable — being explicit avoids awkward check-in conversations)
  • Please respect our property and do not make a mess!!!

Check-in Instructions

Add detailed check-in instructions in the dedicated field — not in your public description. These are only shown to confirmed guests. Include:

  • How to reach the property (landmark-based, not just GPS coordinates)
  • Where to park
  • How to enter — gate code, key collection, host contact at the property
  • Your phone number for day-of-arrival queries

Common Mistakes

  • Listing amenities you do not have. Guests filter by amenities. If you list WiFi and it is unreliable, expect a bad review.
  • Over-promising and under-delivering. Guests arrive with the expectations you set. Set accurate ones.
  • Writing walls of text. Use short paragraphs and bullet points. Guests scan, not read.
  • Copying another listing. Your property has its own character. Write about that.
